A Jumbo-Sized Challenge: How we Made the Most of Our First Referral


What an incredible rollercoaster ride it's been lately.


So, picture this: we landed our first referral, and it's not just any deal – it's a Jumbo with a 75% LTV. Now that's what I call starting off with a bang! But here's the twist – our buyer decides to shake things up by quitting their job and diving headfirst into entrepreneurship. Oh, and right before he quit his job, he also purchased another investment property!


Now, most people might see this as a curveball, but not us. We thrive on challenges, so we roll up our sleeves and get to work. We suggest bringing on a coborrower, paying off all debts, securing a lease for their soon-to-be-former primary residence, and bumping up the down payment to a solid 30%. And guess what? Our buyer is all in!





But just when you think you've got everything figured out, here comes the next curveball. Our buyer found another home, they love more than the initial one, and transferred their contract to close later this year. Flexibility is key in this business, so we adapt and pivot like seasoned pros. We restructure the qualification, again, to set them up for their ideal loan now that we have time to carefully plan.


The Real Excitement


Okay, here's where it gets exciting – while we're prepping for the end-of-year closing, our buyer begins sharing information about his group of investors that are buying up homes in Central Texas. Their friend is about to join the group and is looking to snag an investment property in June. He was so pleased with our solutions-focused approach that he asked if we could join their team, as their lender, while they grow their portfolio.  Boom!

The thrill of the unexpected, the satisfaction of overcoming obstacles, and the joy of meeting new people and becoming part of their team, whether it’s their family buying a new home or an investment group building a portfolio – it's what keeps us going in this ever-changing industry.
